Wood Rodgers provided the construction drawings for the development of two tot lot areas with a 113-unit condominium project. The challenge for this project was the proximity of the condo buildings located within 10 feet of the tot lot containment curb. The elevation of the building was consistent for over a distance of 100 to 125 feet while the finish grade was sloping inward and away to provide positive drainage. A tot lot must also be a flat grade so as not to wash away the fiber mulch from the play area. The tot lots were designed with stepped containment curbs and elevated entry points to provide a functional play area yet still obtain positive drainage away from the residential units.
